PURPOSE OF POSITION:

This position is responsible for assisting the Senior Property Manager in managing and operating a Parkway Building or Buildings, maintaining a proper ratio of operating expenses to gross rents, maximizing the return on assets and producing an acceptable net operating income. 

ESSENTIAL FUNCTIONS:

  • Responsible for all rent collection and accounts receivable which includes reviewing outstanding balances continuously, coordinating payment for the customers, and following up. 
  • Helps in the delegation of duties and supervision as staffing levels permit. 
  • Assists in hiring, training and evaluating personnel. 
  • Invoices tenants for services rendered. 
  • Assists in the bidding of contracts. 
  • Organizes and implements tenant appreciation events and community involvement for the team and building. 
  • Assists in updates Emergency Evacuation Procedures. 
  • Assists in gathering, compiling and sending out monthly reporting packages. 
  • Assists in maintaining high occupancy level. 
  • Assists in assembling information for annual operating budgets. 
  • Assists in tenant relations, retention, renewals, expansions and contractions. 
  • Assists in property including maintenance and repair of buildings and grounds. 
  • Assists in controlling operating cost, capital expenditures and general and administrative costs. 
  • Maintains high level of understanding and knowledge about local market conditions and competition. 
  • Promotes community involvement by association with county, city and state officials, Chamber of Commerce and other business and civic organizations. 
  • Performs any additional duties that might be assigned by the Property Manager or any officers of the Company. 


KNOWLEDGE AND SKILL REQUIREMENTS:

  • Must possess a team-oriented, winning attitude. 
  • Must have excellent computer skills, proficient in word/excel. 
  • Must have exceptional leadership and supervisory skills. 
  • Strong communication, interpersonal, analytical and organizational skills. 
  • Familiarity with blueprints, architectural terminology, building codes, competitive bid procedures and the duties of various trades. 
  • Must be willing to work overtime as needed. 
  • Must be able to respond to emergency calls after hours as needed. 
  • Must maintain a valid driver’s license. 


EDUCATION AND WORK EXPERIENCE:

  • 5+ years of experience as a Property Administrator or similar position in property management.  
  • High school diploma or equivalent required; Bachelor’s degree preferred. 
  • Real estate license, or actively seeking license, preferred.
