growth strategy that includes significant new store growth seeks a knowledgeable, motivated, and self-motivated Real Estate Acquisitions Manager to join their thriving team.
The ideal Real Estate Acquisitions Manager understands the fundamentals of retail site selection, ideally gained through prior experience with another high-growth, customer service-centric retailer in verticals like fast casual dining, convenience stores, automotive services, car washes, or other single tenant net-lease (STNL) & NNN asset occupiers.
The Real Estate Acquisitions Manager is skilled in canvassing the market for sites that match the retailer’s various prototypes, is adept in reviewing and negotiating CRE legal documents like LOIs & PSAs, and develops a solid pipeline of potential sites in target submarkets within their assigned region.
This role is highly-mobile, and as such, a company vehicle & gas card are provided. It's estimated that the most successful Real Estate Acquisitions Manager would spend roughly 4 out of 5 days visiting sites and working in their territory, with the remainder working either out of a local office or remotely.
A day in the life of the successful Real Estate Acquisitions Manager includes, but is not limited to:
- Combing the market for potential sites aligned with the retailer's growth goals
- Preparing site package & strategy for review & approval
- Collaborating and building relationships with brokers in the market
- Reviewing and negotiating legal agreements on behalf of the retailer
- Developing knowledge of local submarkets, land costs, approvals processes and timeline
- Transitioning sites to the Real Estate Project Manager & Store Development team with site
- Assisting the Real Estate Construction Manager & Store Development team with site specific information requests, and attending related meetings as necessary
Requirements
The ideal
Real Estate Acquisition Manager candidate possesses the following skills & experience:
- An Undergraduate degree in Real Estate, Business or Engineering or equivalent experience is required; a Postgraduate degree in Business or Engineering is preferred
- 3-5+ years' experience in retail acquisition, development, and new store growth
- Experience in site selection, LOI, & lease negotiation, and project management within a similar, growing retail environment
- The ability to map site plans, estimate construction costs, and a fluency in the language if CRE construction, development, and investment
- Effective written and verbal communication skills, highly-organized, & capable of managing a busy pipeline
- Adept usage of technology, including the MS office suite, and general computer skills like research
- Capable of leveraging critical thinking and problem-solving skills, especially when navigating negotiations, project timelines, and multidisciplinary teams
- Must be able to travel, extensively at times, to existing markets and/or new store development regions for the purposes of site selection, acquisitions, & development
