Make a real impact as our Dispositions Agent - Assistant Property Manager. Focusing on high volume dispositions for institutional clients in Houston. The ideal candidate will have a proven track record of success in executing high-volume transactions, deep knowledge of the local real estate market, and strong negotiation skills.

You'll be instrumental in building lasting relationships with residents, vendors, owners and institutional clients. By managing property schedules and conducting thorough fieldwork, you'll optimize property performance. You'll also contribute to our marketing efforts by creating engaging ads and managing leads. Your attention to detail will be essential in maintaining accurate property information in AppFolio and other work-flow software.

  • Β Drive successful disposition strategies through:

*Manage and execute high volume disposition transactions for institutional clients in the Houston market.

*Conduct comprehensive market research and analysis to accurately price properties and determine optimal sales strategies.

*Develop and maintain strong relationships with institutional clients, understanding their objectives and delivering tailored real estate solutions.

*Identify potential buyers and investors, and actively engage in marketing efforts to promote properties for sale.

*Collaborate with internal teams, including marketing, legal, and finance, to streamline processes and deliver exceptional service to clients.

*Stay informed about market trends, regulations, and industry developments to provide valuable insights and guidance to clients.

*Provide regular updates and reports to clients on the status of their properties and market conditions.

  • Manage for-sale property operations through:

* Bi-weekly visits to actively marketed for-sale properties

* Assist with transaction management on all sales contracts in the Houston market

* Data management pertaining to for-sale pipeline

  • Provide field support for Portfolio Manager, including but not limited to:

* Building and maintaining positive relationship with residents, vendors, owners, and coworkers

* Building and maintaining a schedule including but not limited to showings, inspections, seasonal and regular maintenance, lease and renewal dates, move-outs, etc.

* Conducting field work including setting up lockboxes, code boxes, and exterior inspection of properties

* Using high touch communication methods, such as phone calls, texts, and email

* Driving to the properties in the portfolio to complete these tasks (approximately 20 hours/week)

  • Fulfill any additional duties as assigned by the team, including but not limited to:

* Continuing education for maintaining an active real estate license

* Creating marketing advertisements, utilizing ShowMojo, Facebook, and other programs to generate lead flow

* Lead response and showings, open houses, collecting property feedback from leads and providing that to the property manager

* Working with a team and different departments to complete tasks

* Attending daily check-ins with Portfolio Manager for daily tasks

* Using AppFolio to update correct property information and pulling reports

What you get:

  • Base Salary: $44,000 - $50,000/year
  • Per-file bonus for each closed transaction
  • $6,000 Yearly Stipend to cover expenses
  • Compensation - $61,000 - $67,500

Requirements

What you bring:

  • Have Real Estate salesperson license in Texas
  • Familiarity with Microsoft Office and other basic office technology
  • High school diploma or equivalent
  • Experience in customer management and relationship development
  • Commitment to continual learning and growth
  • High-functioning multi-tasking
  • Strong communication skills
  • Ability to problem solve
  • Systems-oriented (can take direction and follow procedures)
  • Strong organizational skills
  • Valid driver’s license and reliable transportation
  • Must pass background check
  • Must have weekend availability and flexibility during the week
  • Must be able to drive throughout the Houston Metro and surrounding areas

"Nice to Have" Qualifications:

  • Single-family residence (SFR) exposure
  • Strong PM and/or Leasing Experience for the Houston Market
  • Bilingual (Spanish/English)

ADA Requirements

  • Walking: Regularly required to inspect properties, meet with residents, and move around the property.
  • Standing: Frequently required to conduct property inspections, meet with residents, and perform office tasks.
  • Sitting: Regularly required to perform office tasks, such as computer work and paperwork.
  • Lifting: Occasionally required to lift up to 15 pounds, such as boxes, files, or maintenance supplies.
  • Carrying: Occasionally required to carry light to moderate weight items, such as keys, paperwork, or small tools.
  • Bending: Occasionally required to inspect property conditions, such as basements or crawl spaces.
  • Climbing: Occasionally required to inspect multi-story properties or access property exteriors.
  • Driving: Regularly required to travel between properties.
  • Visual Acuity: Required to inspect property conditions, read documents, and use computer equipment
