Description

The Finance Analyst will play an integral role on the Finance team by supporting the department through a variety of development, corporate finance and investment activities. The Analyst will be actively involved in development and investment underwriting, financial cash flow modeling and analysis, investment and lender reporting, debt originations, capital strategy and tenant analysis.


ESSENTIAL DUTIES AND RESPONSIBILITIES:


Corporate Finance – Takes ownership of quarterly and annual consolidated financial forecasting, including aggregating property level and consolidated financial performance, forecasting property level cash flows and corporate business needs and incorporating capital market and investment activities. Act as a liaison between the accounting and finance teams to create accurate financial reporting. Assist with the capital allocation strategy including modeling new development projects and large renovations. 


Development – Manage and maintain development underwriting models and assumptions for new developments across all property types. Articulate assumptions and yields to the asset management, construction and executive teams. Act as a liaison between the construction, finance and asset management teams. 


Capital Markets – Assists with debt originations for asset-level financings, refinancing and new originations of corporate-level financings as well as any hedging or derivative activities. Manage all lender reporting and requests on behalf of MetroNational.


Investment Activities – Underwrites potential acquisitions or other new investment opportunities for approval. Maintains reporting for the investment portfolio, including tracking and revising fund or investment level returns, distributions, capital calls and underlying investment themes and strategies. Assists with administration of capital calls and liaisons to the accounting and legal team for coordination of new investments.


Leasing Analysis – Provides support to the office and retail leasing teams with tenant credit analysis and valuation exercises for certain major leasing decisions using Argus and excel-based modeling. 



Requirements

EDUCATION AND REQUIRED EXPERIENCE:

  • Minimum of a bachelor’s degree in related field is required with a preference to Finance, Accounting or Economics degrees, Real Estate certificates or secondary degrees a plus.
  • Minimum 2-3 years’ experience in related field. 
  • Experience with financial modeling including producing asset-specific real estate, development and consolidated corporate cash flow models, IRR computations, asset valuations and discounted cash flow valuations.
  • Must be highly proficient with MS Excel, experience with ARGUS a plus.

SKILLS, QUALIFICATIONS, AND OTHER REQUIREMENTS

  • Possess high analytical thinking skills, statistical knowledge and be detail oriented.
  • Be well organized with excellent oral and written communication skills, with the ability to produce a high-quality work product. 
  • Ability to read, analyze, and interpret general technical procedures or governmental regulations.
  • Ability to write reports and business correspondence.
  • Ability to effectively present information and respond to questions from all levels of employees and management.
  • Must be able to understand and communicate effectively in English to tenants, vendors, clients and employees.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to interpret a variety of instructions furnished in written, oral, or schedule form.
  • Proficient in the use of personal computer and Microsoft applications, with enhanced knowledge of Excel and PowerPoint applications seen as crucial.

Requires sufficient personal mobility and physical reflexes, to permit the employee to function in a general office environment and accomplish tasks and duties as outlined above.
