Regency Centers is seeking a Property Manager to join our Houston, Texas regional office. The Property Manager will be responsible for the operations and maintenance of an assigned portfolio of retail shopping center properties (entire regional portfolio currently includes 22 properties total and approximately 3.5M square feet of GLA) under the guidance of the Vice President, Property Operations.


 


What You’ll Be Doing:


 



  • Management of properties’ physical performance (i.e., conduct inspections and approve improvements as required by lease or other basis, signage approval, collection of Tenant Improvement paperwork, solicit bids and selection of vendors, etc).

  • Fiscal management of the properties including, but not limited to, overseeing A/R and A/P, operating expense control, manage Capital Improvements within budget and on schedule, and prepare budgets, review monthly and annual financial income and expense reports and present such information to senior management.

  • Manage and oversee tenant improvements and various construction activities occurring on property, including but not limited to plan review, directing Landlord Work, interpreting the lease and sending necessary notices for space delivery, rent commencement.

  • Maintain and develop strong tenant and vendor relationships that benefit our core customers.

  • Oversee and manage operations issues such as tenant transition, processing of assignments, collection of rent relief application paperwork, collections, etc.

  • Work on special projects/ongoing initiatives according to current business needs as well as identify and implement generation of reoccurring ancillary income in alignment with the company’s goals.



Are You Qualified?



  • Bachelor’s degree in Business Administration, Finance, Accounting, Real Estate or related field (7+ years of experience may be considered in lieu of Bachelor’s degree)

  • 2 to 5 years operational experience within the real estate industry

  • Previous experience in real estate/property management and/or accounting

  • Quantitative and analytical skills, and a strong attention to detail

  • Basic knowledge of bookkeeping, retail leasing industry and contract terminology

  • Intermediate level proficiency with current Microsoft Office software, email and internet research functionality

  • Ability to quickly learn and use new programs (software such as Serengeti, Payer Express, AIQ etc.)

  • Working knowledge of JD Edwards or other accounting software preferred
